Noble Investment Group bought the property for $2.65 million from Gervais & Lincoln LLC, Colliers International reported.

Noble Investment, which has received approval for the project from city of Columbia officials, said the six-story brick structure will consist of 83,000 square feet. The total amount of the investment has not been announced.

The site at 823 Gervais St. presently is a parking lot between a building that houses Jason’s Deli and the offices of Miller-Valentine Group, a commercial real estate general contractor, and the Saki Tumi Grill and Sushi Bar.

A 62-space parking lot, with access to Lady Street, will be built behind the hotel. Sidewalks will be built on both sides of the new hotel.

The Hyatt Place would be the third hotel to be built in the central part of the Vista, joining the Hampton Inn and Hilton Garden Inn.

J.P. Scurry, vice president of Colliers, brokered the sale representing the seller.

The purchase of 823 Gervais St. is the second major property deal in the Vista that has been announced in the past week.

On Thursday, Colliers announced that it had sold a 15,050-square-foot, one-story retail and mixed-use building at 932 Gervais St. to developer Crosland Southeast. The lead tenant will be Urban Outfitters, which plans to open in July.
